Inspirational Space for Storey at 2 Kingdom Street

Storey by British Land is a flexible workspace offering that provides completely personalised working environments to each customer. Their tenancies, which start at 20 people and have no upper threshold, cater for companies looking to take on a new space or who are simply expanding their current workspace.

Having already successfully delivered a number of Storey projects, the Modus team have developed a real synergy and strong connection with the wider consultant team – Gensler, Stace, Alinea, and Ramboll. Collectively, we worked together to deliver this exceptional space.  

For this project, leading architecture firm Gensler came up with the concept design. Modus’ talented technical design team then took this information and created a detailed full specification construction pack to keep the project running on time, within budget and in keeping with the client’s needs. This was very much a collaborative effort between Gensler and Modus, whereby regular workshops took place with Gensler acting as Design Guardians, to ensure we all remained aligned as the project progressed.

Two Kingdom Street is aesthetically both striking and unique in its appearance; expect light, bright styling throughout – a stark contrast to the more atmospheric, moodier feels of other sites. This was done purposefully to provide a variety of architectural styles to Storey’s wide client base.

The project itself was technically complicated due to the high level of detail required to ensure that the final product was perfectly aligned with the initial vision.  Features of this space include a lounge area with bookable meeting rooms and café and private tenancies, each of which has its own meeting rooms, offices and tea point facilities.

The challenges on this project involved adhering to the strict timelines and demonstrating constant flexibility, as specific requirements were likely to change as tenancies were let. This is something which we are delighted that we succeeded in.
