Modus Shortlisted for Two Mix Awards 2025

Awards Design 14th May, 2025

Project of the Year – 15,000–30,000 sq ft: Lotus

Project of the Year – 70,000+ sq ft: Henry Wood House

Lotus

Celebrating the transformation of the iconic Ragged School in Clerkenwell, we designed a contemporary wellness-first workspace. Combining heritage character with biophilic design principles, the space blends tactile materials, colour therapy, and zoning to create a calming yet energised environment tailored to Lotus’s purpose-driven brand.

Lotus's office space designed by Modus, showcasing a spiral staircase, open workspaces, and natural wood tones, in the renovated Ragged School building.

Henry Wood House

Delivered for FORA, the project reimagines a 1970s building in the heart of Marylebone as a vibrant, multi-layered coworking space across nine floors. With a bold design narrative rooted in texture, colour, and community, this project pushes the boundaries of workspace design and experience.

A spacious area designed for dining and collaboration, highlighted by large pendant lights and communal tables. The layout and furniture promote teamwork and informal meetings, with a fresh and contemporary feel.

We’re proud to have our work recognised by the Mix Awards and to be named alongside some of the most exciting names in the industry that will be celebrated at the awards ceremony on 26th June.

Congratulations to all the finalists!
