Technical Challenge

Work is underway in Hemel Hempstead on a complex 70,000 sq ft fit out for a world beating manufacturer of high tech detection equipment.

A Modus client for over 15 years, the company involved us from the very outset of the project and asked us to help select a suitable building and write the brief for the space.  The project contains office accommodation and 55,000 sq ft of complex technical space including production areas, clean rooms, radiation rooms, laboratories, and high extract fume cupboards. Data sheets for over 40 specialist areas were developed during a 6 month design development which also saw us co-ordinate and design comprehensive site wide drainage, specialist gases infrastructure and apply for a new 1400 kVA power upgrade. 

The photos show the steel “racetrack” structure being installed which when complete will support the mechanical and electrical services for the specialist areas below. One advantage of a large site it that there is plenty of space to work in with the workforce rapidly increasing towards a projected figure later this month of 100+ operatives a day. 

The project is due for a phased handover later this year following a comprehensive commissioning process overseen by the technical services team within Modus.  Further updates of this exciting and technically challenging project to follow…..
