Re-Inventing the East End
Modus are delighted to announce that they have been appointed by Alternative Developments, A Specialist Mixed Use Real Estate Development Company in Central London, to work as their Design & Build Partner on the re-development of three buildings which comprise 20-30 Whitechapel Rd.
The Scheme is a complex and varied scheme and comprises:
• 20-22 Whitechapel – 6 story New Build, with single story link building to 3 story rear annex
• 24-26 Whitechapel – 4 story Re-build of 2 existing terrace buildings
• 28-30 Whitechapel – 4 Story Refurbishment of Grade II listed buildings, incorporating 2 retail spaces.
The Buildings will be linked internally Development will result in 23,000 sqf of prime commercial space in the London’s east end as well as the provision of 2 retail units.
Modus have worked to overcome the challenges of the site which is impacted by the proximity to the District Line, on busy & historic Whitechapel Rd and landlocked to the rear by adjacent properties.
The Construction methodology of the new build element comprise a steel frame construction and traditional Brickwork with Pre-cast plank floors and green Roof a Photo Voltaic system. The Internal MEP design comprises a VRF system and High efficiency LED lighting.
Due to the advance stage of dilapidation of the structure, planning conditions for the re-build of 24-26 Whitechapel comprise the demolition of the existing façade and re-building a replica of the building incorporating original corbelling and, brickwork and shopfronts.
The refurbishment of the part Grade II 28-30 Whitechapel involves the restoration of the existing façade and shop fronts adjacent to London’s oldest working Bell Foundry.
Targeting BREEAM Excellent, Modus have worked with their design Partners – Rivington St Studios, Green Building Design and Reuby & Stagg to develop a compliant & coordinated scheme that represents value for money for Alternative Developments.
The Works commenced in December 2016 and complete in December 2017
