
EPIC, a global commercial real estate investment company, wanted a workplace that would capture attention from the very first viewing. The brief was to create a Tenant-Ready™ office that feels like a workplace with character, neutral enough for any tenant to see themselves within it, yet layered with detail and warmth so it could never be described as ordinary.

Light, Texture, and Flow
The design revolved around turning a compact floorplate into a workplace that feels spacious and alive. Low ceilings were countered with light finishes that lift the eye, while timber accents add depth and warmth without closing the space. Neutral walls and flooring form a calm backdrop, allowing moments of contrast to shine.
The teapoint became a deliberate focal point, designed as a functional hub with a personality. Cherry-red chairs inject vibrancy against walnut joinery, while a mottled mirrored splashback reflects light and movement across the room.
A bespoke timber bar in the welcome area guides visitors forward. On one side of the bar, a two-tone curtain is aligned with the height of the bar, creating a deliberate line of sight that draws the eye straight ahead. That visual rhythm is echoed above and below, where a feature ceiling and patterned flooring converge at the same point. Together, these layers form a subtle tunnel effect that naturally guides visitors towards the office’s heart. The curtain itself adds a layer of adaptability, it can remain open to frame the reception as a social hub or be pulled across to create privacy, even extending the boardroom during larger gatherings.
A Workplace with Many Lives
A boardroom, smaller meeting spaces, and a private office cover the formal requirements, while 23 open desks give the layout its everyday rhythm. The library is designed with a full-height book wall that doubles as an AV hub, with booths and a central collaboration table. It can be transformed into an additional meeting room if a future tenant needs that flexibility.
Furniture echoes this approach, blending clean lines and muted tones with occasional bursts of colour that define each setting. The mix of spaces ensures the office can flex with changing tenant demands, while still holding together as a cohesive, characterful workplace.
