Seaforth asked us to create a clubhouse on the top floor of Space House, an iconic Grade II-listed Brutalist building in the heart of London. The space needed to feel welcoming, flexible, and rooted in the building’s bold, 1960s character. It needs to be a space where a coffee break becomes a yoga class or a tenant get-together the next.

A Nod to Its Heritage

Brutalist edges meet warmth here. We wrapped the bar in walnut flutes, rescued terrazzo tiles from the staircases, and applied concrete-effect paint to give it a fresh take. Havwoods timber, slip-resistant Altro Stronghold flooring, and up to 91% recycled and bio-based content Tarkett DESSO soft carpet tiles underpin the experience of something that feels lived-in. Working within a Grade II listed building meant respecting its fabric while finding creative ways to reimagine it for modern use. The brief shifted mid-way and opened new opportunities. The place now flexes with events, hot desking and anything tenants suggest.

A Social Heart with a Twist

By day, it’s a casual dining and meeting scene. By night, it becomes an events hub, a pop-up wellness studio, or a rooftop terrace space that’s a bit of a rarity in central London. Quiet corners sit alongside open areas, and the terrace feels less utilitarian and more something you’d find on a rooftop bar, with planters and outdoor seating that invite conversation.

Completed in under ten weeks, the Clubhouse is now part of daily life at Space House. It’s where tenants pause, meet, recharge, and rediscover their building.
