A Tenant-Ready™ space for London & Oriental at Buckingham Green

When London & Oriental approached us with a challenge – creating a Tenant Ready™ space that stands out in the competitive market – we took it on, in collaboration with JLL and Savills. The brief was clear: go beyond the ordinary and deliver a turnkey solution that’s future-proofed, sustainable, and flexible.
Located on the 4th floor of The Tower at Buckingham Green, this space is anything but conventional. From the moment you step inside, the tranquil and luxurious atmosphere makes a lasting impression.
A warm welcome like no other
We moved away from the traditional concept of a main reception area. Instead, the entrance is designed with residential-inspired colours and textures, creating a front-of-house lounge and presentation space that immediately feels welcoming. This isn’t just a workspace; it’s a place where to feel at home at Buckingham Green.

Flexibility built-in
By future-proofing the design from the outset, we created a space that’s easily customisable to suit any tenant’s needs. Everything is adaptable – from rugs replacing carpet to furniture taking the place of fixed joinery. Even the lighting and mechanical systems in the reception lounge are designed to allow for future reconfiguration into two additional meeting rooms, all designed to adapt to tenants needs.
Quiet zones with a purpose
Innovation, luxury, and sustainability come together seamlessly in the space. Collaborating with industry-leading brands, we’ve incorporated elements like worktops made from 100% UK-produced yogurt pots and stools crafted from Carlsberg beer factory waste. Every detail was carefully chosen to make this space as sustainable as it is inspiring.
Striking design with a sustainable edge
Loose-lay flooring ensures the space can be reconfigured without generating waste. The breakout seating is made from ocean waste and we took the opportunity to install the newly released Frovi Bamboo shelving unit – completely reconfigurable and made from raw bamboo.
Greenery adds life throughout, with hanging plant baskets, potted plants, and planters bringing a fresh and vibrant touch to the design.
Customisation without compromise
Tenant customisation was at the heart of this project. Feature lighting and furniture were selected to future-proof the space while minimising construction waste.
We used magnetic, interchangeable ceiling lights and a combination of floor and table lamps, allowing future tenants to personalise their spaces effortlessly.
The recessed track lighting system, with its interchangeable magnetic fixtures, provides another level of customisation – whether it’s LED strip lights, spot track lighting, or sleek diffuser fixtures, the options are endless.

Sustainable from start to finish
Our commitment to sustainability didn’t stop at design. We aimed for minimal waste, avoiding unnecessary off-cuts and skips, and we worked around the existing mechanical system to eliminate the need to move a single fan coil unit.
Even during the global pandemic, we managed to complete the project with only 15 days on site, thanks to strict safety procedures and efficient teamwork.
