Reimagining Landsec's Workspace

We have reimagined the 30,000 sq ft headquarters of Landsec, our longstanding client, at 100 Victoria Street. Seizing the opportunity for a fresh start, Landsec decided to refurbish their first-floor workspace to accommodate a team relocating from the 6th floor. This move was part of a strategic effort to unite their operations, creating a vibrant space suitable for the entire team. Our approach was environmentally driven, reusing the existing furniture while introducing necessary additions to create a cohesive yet dynamic environment.

The project was centred around transforming the existing atmosphere into an innovative and community-focused space that reflects Landsec’s culture. The teapoint, aptly named “The Hive”, has become a natural focal point for the workspace. This space serves as a collaborative hub and features a concrete walkway surrounded by lush greenery, evoking the feel of a community-centric urban environment. The workstations have been relocated to the large windows, allowing employees to benefit from natural light and views of the city.

Adoptive and Dynamic

 A variety of working environments were incorporated within the space, catering for evolving employee needs and preferences. The workspace features industrial aesthetics with raw finishes, exposed services, and black mesh panels, accented by bursts of colour that energise the space, creating an industrial and ecliptic workspace. “The Hive”, designed to be reconfigurable for large events, perfectly reflects the dynamic nature of Landsec. Inclusion and accessibility were key factors, with zones specifically tailored for neurodiversity, which feature softer lighting and can be secluded with curtains to create quieter, more focused areas.

Landsec's refurbished workspace is a vibrant declaration of their identity and values. From “The Hive” to the specially tailored zones for neurodiversity, every element energises and inspires.  This project highlights the strong partnership between Modus and Landsec, demonstrating our shared commitment to excellence in innovative workspace design.
